Located around a five minute drive outside to downtown Waterford but fairly close to a busy road. Room was clean and host was friendly. Continental breakfast is included but there is an extra charge for a full Irish breakfast. We had to leave by 8:30 in the morning so we were able to help ourselves to the milk in the fridge and cereal. The host did come in a bit later and make us some toast as well.

Guesthouse hosts extremely friendly with the willing to do everything to ensure guests have enjoyable and comfortable stays, this includes myself. A huge bonus has been tea & coffee making facilities and a fridge for guests' use in the lobby 24 hours! Breakfast (including Irish fry-up) so very delicious - to start these days. Will definitely come back. Strongly recommended.
