Fab bed and breakfast,fantastic host ,based on fulford road 30 to 45 mins walk into york or 10 mins ride on bus ,bus stop is across road with buses 415 and 7 going to city centre.Very clean room ,quiet ,tea and coffee making facilities ,beds are comfy had 2 nights of great sleep.parking is to front of property and also to the right down the side of quiet road ,will return soon . .

WOW WOW WOW…My hubby surprised me with a stay at York with friends and couldn’t of picked a better place.Fiona has thought of everything.She was so lovely and friendly.Room had everything you needed and to a very high spec.Pillows and duvets were the best I’ve ever had.Couldn’t fault breakfast absolutely amazing,everything you could think of was there.At first I thought it was a B&B but left thinking 5* Hotel.Will definitely be back.You deserve your stars guys keep doing what your doing😃

Just returned from a fabulous stay at Ashbourne House. Wonderful place to stay, beautifully decorated, lots of little touches that make it special, the rooms are lovely and everything is quality. The breakfast was delicious and plentiful. The hosts Fiona and Ricardo are fantastic and welcoming, Fiona makes you feel like you have known her for years and has a good sense of humour, they both add to your stay. Short walk into town, about 20 mins but feels shorter. We will definitely be going back. There was nothing I would change.

How amazing this little gem is , fiona greeted us when we checked in , had put a cone out for us for disabled parking too , the lovely touches , little sweets and chocolate in room , fantastic lighting and fan , everything immaculate, the breakfast also incredible quality ingredients and so planned out from the fresh fruit , cereals , speciality jams and marmalades, home made sausages from butcher were lovely too , will def go again , we stayed 2 nights for races and so enjoyed it , see you soon lovely fiona 😊

Just back from a fantastic 2 night stay at ashbourne House, York Our room was beautiful, spotlessly clean, our hosts were lovely, warm and friendly The breakfasts are amazing. Location is fantastic, on the main bus route, or a lovely walk along the river into town Can thoroughly recommend, and the toiletries and wee extras are a really nice touch also! We can't wait to go back, thanks so much for your lovely hospitality

Wonderful guest house just a 20 minute walk from the city centre, which is a lovely walk along the river. Alternatively there is a bus stop across the road that takes you in, within 10mins for £2. The room/bathroom had been recently refurbished to a high standard and is exceptionally clean with a very comfortable bed. Lots of thought put into the extras in the room, different types of teas, soya milk and sweets. A room and pillow spray, which was lovely. Bowls of sweets dotted around the staircase to help yourself to. Choice of fruit, cereal, yoghurts and juices for breakfast. But the cooked breakfast was the star, totally perfect. The hosts are so friendly and helpful and nothing is too much trouble. Highly recommend.

Sometimes when writing a review you worry if you would ever be able to book again. And by this I don’t mean a bad experience, I mean that this place will become even more popular and that we won’t be able to get in. From the welcome at arrival to the room, everything has been throughly thought of to make your stay exemplary. Moving onto the breakfast, well the finest traditional Yorkshire breakfast possibly in Yorkshire. I have never ever seen a fried egg cooked to that perfection. The bed very comfortable, the bathroom to the highest standard with everything you will need thought of. A check in that welcomes you at a time you need to arrive, how thoughtful. When traveling a long way you never quite know how long it will take and knowing you can relax straight away when you arrive is simply perfect. This place is a must in York! And a genuine blooming well done to the owners for making it the perfect night away in the beautiful York. At a price point that is affordable for most, at a time which is difficult for all under the cost of living currently. Will we be back oh yes! That’s if we can get in.

Ashbourne House is the perfect place to stay. Fiona & Ricardo are very welcoming and the perfect hosts. The rooms are so comfortable with everything you could possibly need. The breakfast is amazing and all the little touches are lovely. Nothing is too much trouble for Fiona and Ricardo to ensure you enjoy your stay. It is a lovely walk along the river into town where there are lots of lovely bars, shops & restaurants. Already booked to go back & cannot wait!
