Hotel was below. No A/C in the bedroom, EXTREMELY NOISY as well. Shower pressure was crap, super overpriced. Only good thing about it was you could hear the waves from the ocean at night and bed was semi decent.

A nice property just a short walk out of town from Paihia hub. Units are comfortable with everything you really need. At the end of the driveway is the beach and a beautiful outlook to the Bay of Islands. There is a small dairy (store) right next door and a lovely cafe next to that. Good location, very close to Waitangi Treaty Grounds too and the Mountain Bike Park.

I had stayed in the property a few years ago. It is tired . It needs a freshening up. Things like scratched frying pan, dirty glasses in the bath for which they had no replacement, a very small tv which was hard to see tucked in by the fridge and had virtually no channels to choose from.

We took our granddaughters to Paihia and our apartment at Sea Spray Suites was fabulous. I booked it direct with their website rather than an online booking provider as their website was more informative and the rates were better. We had a waterfront, two bedroom apartment and it was perfect. The twin bedroom for the children (10 & 7) was super spacious and comfortable, and they loved it. The main bedroom had a queen sized, super comfortable bed, with ensuite, The bathroom was spacious, the shower excellent - spacious and very good pressure. The personal accessories were plentiful and well used (e.g. bath gels, shampoo etc). The kitchen was well equipped and as we had bought up most of our food, it was easy to prepare the evening meal, and also breakfasts. The room was serviced daily to a very high standard. Very welcoming and friendly staff, and just a great, comfortable apartment to stay in. Easy walking distance down to the village of Paihia, and also to the Waitangi Treaty Grounbds. Would highly recommend. Great value for money.

Friendly reception staff, who made us feel very welcome. My partner likes her coffee strong and they were very accommodating with a couple of extra bags of plunger coffee. Our room was very smart, clean and tidy. I would absolutely stay here again.

This is a few months late but nethertheless... this could have been a nice stay but was left with a sour taste from the moment of check in. Our friend booked us as a group & we requested a twin. When my mother & I walked in the room, there was 1 king bed & a sofa which had extra linen & towels on it - so they clearly expected 2 people to sleep in there & 1 on the sofa. I pulled out the sofa bed & it was the most hideous bed ever, like sleeping on metal. After having come off a trip where I hadnt slept for 2 days & night, I needed a good sleep. So I went to reception, asking nicely if there were any twin rooms available, & only checking in case there were as we hadn't touched the room so could easily move. If not I'd just share the king bed with my mother. The receptionist who I think was the duty manager was HORRIBLE. She treated me like a piece of dirt, like I was the most annoying person ever. Too bad she says, that is what you booked. Yes i got that, i was only asking if there were rooms spare. As she continued to patronize me, I then started to get angry myself. I used to be a duty manager of a large hotel, & her manner was out of line, I would never ever speak to a guest like that, & I'd try my best to help After I said I'd had enough of her & walked off suddenly 'oh we can split the king bed into a twin.' So she was clearly just being lazy. Worst is bay of islands had only just opened up after lockdown! They needed business and its not like they were burnt out! They clearly knew two people were sharing the room, as they'd provided linen for the sofa! So they were lying about not knowing. The room itself was so nice too, so it was a let down! There are 2 things you need to get right in a hotel - a good bed and customer service. They failed miserably, and will never go there again and I warn people off this hotel. Maybe your staff need a payrise cause she clearly hated her job and guests.

Great property, nice clean rooms, loved the kitchenette and shower pressure! Walking distance to town, great!
