Built in the early 1900s as a stable block and tractor shed, the barn has been redesigned by a local architect with modern living and comfort in mind whilst retaining original beams. Sitting in it's own wrap around garden with views onto the fields the barn has an open plan living room with a log burner for cosy nights inside whilst the sun drenched patio offers the ideal spot for alfresco dining or watching the sun go down. A grassed lawn stretching the length of the stable block links with a second patio off the master bedroom suite. It offers plenty of space to relax and unwind all year round.You may spot the local barn owls, bats circling over the garden in the evenings, geese migrating across the skies or muntjac and deer roaming the fields. The barn is situated in the small peaceful hamlet of Runham with a shop and 2 pubs approximately 2 miles away in neighboring villages. From the barn take a gentle walk down to the River Bure across open fields for a picnic or a 20 minute walk along the country roads will lead you to Thrigby Wildlife Gardens. In the village there is a small children's playground and village green.Empty roads and the odd gentle hill makes cycling easy and pleasurable for all abilities. The expansive unspoilt sandy beaches of Caister await 5 miles away for swimming , sand castles and seal spotting, while boat hire on the broads is just 3 miles.Please note that the barn has 2 open steps between the dining area and main living space and a step in the master bedroom. Beach View Cottage is a stylish two bedroom single storey property, with a one bedroom annexe beside it. Together they can sleep six in three bedrooms, with three bathrooms (two are ensuite). The sea views from the cottage are stunning, and there's a beautiful garden, decking area, and direct access to the dunes below via private steps.The property has been recently renovated to a very high standard, and is decorated with a nod to mid century style. At the back of the cottage the living area spans the width of the property, and the dining table in the bay window makes the most of those fabulous sea views. There's a comfortable sofa and chairs, wood burning stove and TV. Keen cooks will love the brand new kitchen at the front of the cottage with a double oven, hob, fridge/freezer, dishwasher, microwave and washing machine. There's also a conservatory on the side of the house.In the main house there are two bedrooms: one with a kingsize bed and an ensuite shower room, and the other has a standard double size bed. The family bathroom has a bath, separate shower, washbasin and WC. The one bedroom annexe is right next to the main house, and has a twin bedroom with ensuite shower room, seating area and kitchenette. Patio doors offer breathtaking sea views. Two dogs are welcome at no additional charge at Beach View. The majority of the garden is enclosed but there is a small area to the right of the decking which doesn't have any fencing. It's a 5-10 minute walk into Hemsby where there are shops, cafes and restaurants as well as amusements. Or if you fancy something quieter it's a 15-20 minute walk to Winterton-on-Sea.Outside the decking area is perfect for morning coffee or evening drinks. There's free wifi for guests, and as well as the woodburner Beach View has electric heating throughout. There is off road parking for two cars. Harvest Hide-away is a stunning, light, airy new home with a private, 6 person hot tub in an enclosed garden. Located in Rollesby, a peaceful, Broads village, it is a 7 min stroll to our local farm shop, with a fantastic selection of locally sourced goodies, superb veggies and eggs from the hens you see wandering around as you enter, & a 10 min drive to hire a day boat or launch a kayak on the Norfolk Broads at Thurne or Potter Heigham.The seaside is within easy reach with an abundance of beautiful beaches, most dog friendly & no restrictions; the nearest a 10-minute drive. Our favourite is Winterton which hosts the best Fish & Chip shop.The space:Downstairs you'll enjoy our spacious, well-equipped kitchen with all the appliances you'll need to create your own meals or enjoy a take out from our nearby superb Indian takeaway, 'Planet Spice'. We supply herbs, spices, oil, ketchup, some coffee, tea and sugar to get you started.Glass doors lead to a light, airy living room with a corner sofa, armchair and large oak table which seats 6 or even 8, there is plenty of room for board games or a jigsaw (found inside our coffee table). Our smart TV is wall mounted and 55 inches; you can use our Netflix, Amazon and iPlayer account or sign in to your own.French doors lead to a large, enclosed garden - perfect for four legged friends. With a large, 6 person hot tub to luxuriate in, outdoor seating, patio area and BBQ this is the perfect space for watching the sun go down and the stars come out.There is very little light pollution so on a clear night the sky is amazing. We have even captured photos of the Northern Lights.Upstairs, you'll find our master bedroom, with ensuite & rainfall shower, which has a roomy euro kingsize bed. The second bedroom has a comfy double and the third, a day bed, which can be made up as a double or two singles: your choice. There are 2 pillows per person and spare in the wardrobes so you can find one to your preference. The Master and third bedroom both have blackout blinds. Compass Cottage lies in the heart of the village and is nearby the local pub, The Fisherman’s Return, a 300 year old establishment offering local ales, good food and facilities for families, including a large safe garden. Historic Norwich lies 20 miles to the West with its fine cathedral, ancient cobbled streets and great shops.
