The location is very convenient for visitors to IU and the rooms are nicely renovated. However, bring your ear plugs. Very noisy location between 2 major highways and next to a very busy, noisy car wash. Also, the advertisement stated "free breakfast and refrigerator in every room". There is NO breakfast. There was NO refrigerator. I had to insist on getting one. I hardly got any sleep the 1st night because my room had a broken A/C. I was moved to another room the next day. I think that for $285 /night I should've gotten some kind of compensation. The owner refused, even when the ******* agent I complained to call them and asked for some compensation for me. I don’t recommend this hotel.

We were in town for IU vs OSU. Hotel within walking distance of Memorial Field, but no bar/food within walking distance except for a Mexican restaurant and McDonalds. This hotel appears to be undergoing renovations. Our room was newly remodeled. No refrigerator or microwave in room, but there is one in the lobby. No hot water for showers. Front desk staff very pleasant.

First, let me say that the owner is one of the most genuine people I have ever met. He is upgrading an older hotel so don't expect to be in a Hilton Hotel. Our room was clean and newly remodeled. We were going to the University for a football game and it is easy walking distance. The only downfall is the traffic noise can be a bit loud but we only stayed one night and I would do it again.

It was fine. It’s still under construction. Two soaps. One small shampoo. Needed new shower curtain. Some dirt (maybe from renovation) in tub. Great mattresses. Bare minimum in every category. It was just fine. It was presented as newly renovated. Once construction is finished, we could stay there again if needed.

The room was clean, comfortable and as represented on line. The mini fridge and microwave were convenient. Staff was very friendly and efficient. The parking lot could use some resurfacing/paving.

The front desk staff (owners) is incredibly friendly and willing to help with whatever you need. They're in the midst of refurbishing the entire place, and you can tell that they're taking it seriously. It's

Dont let the construction fool you! They are working on the hotel but my room was gorgeous! Not to mention the front staff was super friendly and helpful!

This was about what you'd expect if you pay this price for a motel right next to IU. It was great location, but that is about where the perks end. It was a little dirty, mainly due to what looked like a previous guest putting gum on furniture. One of the sheet sets was either dirty, or just had a weird stain on it that looked like tobacco shreds. The other bed seemed fine. The hotel manager was super nice, and when I reported the bed, he had the sheets washed immediately. Overall, it is exactly what I expected for a value motel to see a late IU game.

Our nephew goes to IU and we visit a lot. We've stayed at our typical $200-$400/night hotels in the area, but this trip we decided to stay at Best Value Inn as we were coming to the game for one night and leaving. This hotel is an easy walk to the stadium, so we left the car in the parking lot. The room was very clean and the sheets and towels were crisp and white. AC was already on. Yes, the property was a bit run down, but the room was fine and everything was 100% functioning and clean. We've canceled our higher end room next month and rebooked here.
