This is a lovely property - the rooms, apartments and communal spaces have all been very tastefully converted and fitted out. However the concierge service is non existent. Our room had no running hot water. None whatsoever. No hot water to shower in, no hot water to fill the beautiful cast iron roll-top bath and no hot water to wash and shave with. Calling the so-called concierge service to rectify the problem was futile. The phone rang and rang and was never answered. Eventually you got through to an answer phone to be told you could not leave a message because it was full! When I pay for a room the least I expect is access to running hot-water and to be able to contact the concierge service. This is really not acceptable.

Came to the Rochester area for a family/girls’ weekend and in our search for a unique lodging experience we found this super cool (in appearance) place. Even though we are used to the traditional front desk/ check-in procedure we did not encounter any issues upon arrival. We were able to maneuver the stairs (we were in the Penthouse) but would have preferred an elevator option. Although the space was unique there was much lacking-we could have done without the kitchen aid mixer and used more tissues and paper towels. We did appreciate that it was close to our planned locations for our visit.

The space is beautiful and impressive - high ceilngs, pretty furnishings, BUT the beds are appalling. My boyfriend booked the luxury loft for my birthday, and ended up having to sleep on the floor, as the mattress had absolutely no support. Other minor issues that other people have also noticed are nailheads sticking out of the trim in the bathroom (which i wouldn't have found minor if i cut myself and got tetanus) , and the loft bed being directly over the bathroom with no enclosing wall. The cinema screen kept randomly turning itself off. The website needs updating as it said gourmet breakfast and a charcuterie board included, neither of which are actually a thing. And the text concierge is only available after 9am, not really helpful if you're Hard of Hearing like I am, and the issues we noticed were outside of those service hours (the text thing was a major draw when we booked because of this).

Bed Bugs. My wife and I were married in September and decided to spend our wedding night in this eclectic hotel. We awoke in the morning to some very odd clots of blood on our backs and feet. After pulling back the covers there were 15+ bed bugs crawling throughout the sheets. We immediately contacted management, who responded within the hour. Management was apologetic and "embarrassed", but did not offer a refund. A half refund was offered after multiple email exchanges. We spent the following day bagging, washing and repacking all of our clothing - all while missing out on saying goodbye to our out of town wedding guests. Soon after, management began to claim that professionals had assessed that there was "No evidence of activity", even though we had left numerous dead bugs on the bed. I withheld this review for months believing that any hotel can have one instance of bed bugs, however the incompetence of this management team and blatant disregard for email responses is why I am posting this.

Booked a room only to find someone else in it. ****My partner and I nearly walked in on (judging by the shoes/clothing by the bed) on a young woman showering.*** We had selected a room for Thursday night and at some point in checkout (by selecting a promo rate?) room was updated to Wednesday night. Was very diligent in booking since we were in town for an event and I kept thinking that the event would be much better Friday/Saturday, and not Thursday/Friday. Room was "booked" for Wednesday night. We got a door code and everything for the room, gave our checking instructions for 3pm that Thursday. Concierge noted that that looked weird, but hey if it was wrong they don't offer any kind of refund and are happy to keep your money by any means. I suspect even if I called after noticing the booking they'd refuse any refund. Management hides behind employees and sounds like this happens often. Seems like a sleazy business and would not recommend to anyone. Seems like they want to attract young influencers who are exactly the people that would ***not be safe*** here.

We were very excited about our stay at School 31 lofts. Unfortunately, it did not meet our expectations or the price we paid. It is not appropriate to stay in their rooms with 4 adults. They have a few larger rooms with two beds that indicate 4 adults can sleep. The bathroom is open and I was woken up often by the bathroom through the night. There is little privacy. We had a maintenance issue that was not addressed while we were there. The hotel blamed us for not letting them know sooner.

I hate to do this but people with bad backs need to be warned about the mattress situation. The one we slept on was terrible and together we do not weigh 300 pounds soaking wet. The space is amazing but hard to heat. It was 63 when we walked in and had to wait a couple hours to get comfortable. The heat cycles itself off every few hours and the thermostat resets to 63. Not ideal. The switch for the jacuzzi tub is located too close to the tub, a NYS code violation. I could go on but you get the idea...

If your interest is piqued by unique and funky stay, but you also want a clean, comfy and safe place - book this place without hesitation! I immediately liked the online looks of School 31 but as a solo female traveler (well, me AND my dog) wondered if I'd feel safe with the check in and call-up concierge arrangements they have in place. Short emphatic answer: yes! I called them to probe how the check in and onsite support works, and they were very friendly and helpful, so I took the plunge and booked. Now I hope life takes me back to Rochester so I can stay again! I found the building utterly charming, it is an old school whose classrooms have been kept intact but renovated and configured into airy, high-ceilinged, artfully designed, delightful lofts. In my room, the original chalk boards were still there, and there were even little kid coat closets with original roll-up doors; lovely original leaded windows in the hall, tall, tall windows looking out into leafy trees (heavy curtains fully cover all windows). My room was squeaky-clean, everything worked great - I had worried about heating up the big space on a chilly April evening - but the heat worked quickly and well. Comfy bed and pillows. Free parking, fast wifi, free streaming on tv. I had one occasion to call the concierge when I checked in (due to my user error on door lock) and my call was immediately answered and the person offered to come meet me right away.

I was so excited for this cool concept hotel. We were there for a wedding and we had 8 rooms for two nights. The hotel was not very clean. Two of the rooms had to have the bedding changed because it was dirty and crusty. One of the rooms with the crusty sheets had a joint still laying on the floor. We also found a used condom in the hall way. The penthouse was supposed to come with a charcuterie board but we were told the website had not been updated. It could be a really fun, great hotel if they improved there cleaning and service.
