Excellent reception from the staff from start to finish. Privacy is fantastic. Clean well maintained rooms with all the luxury. Meals are out of this world. Presentation was fantastic. Highly recommend if you like wild life experience. Rooms are built high above, in the night small Elephants roam the area underneath the rooms!! Hotel arrange the Yala wild life Safari as well with a tour guide if you require. Over looking the Indian Ocean from one side otherside is the Jungle.

They should stop misleading people with their false advertising until they really can deliver what they promise. We were there with our kids to celebrate our anniversary and it turned out to be one of the worst but the most expensive getaways. We went there expecting luxury but instead ended up with very below average more like a motel experience. If you they charge a premium from a customer it’s expected that you deliver a premium product/ service. From the minute we stepped into reception/ waiting area I knew it’s not going to be what we expected but still I had hopes. We should’ve gone with our gut feeling and just walked out of there the minute we got there. Starting with the hotel entrance, it felt like walking into an abandoned bungalow, dusty dirty floors etc. I understand the concept of minimal but cleanliness should be a priority and the first impression. The whole experience starts from the minute you walk into a hotel and the first impression we got was not good. We have never come across a hotel that had such a poor welcome. To our understanding an all inclusive hotel room includes meals/ drinks and activities with a full mini bar with drinks/ snacks/ wine/ beer/ spirits etc plus afternoon tea or whatever whenever you need. But their mini bar was so pathetic which only had a couple of water bottles and some ice coffee. If they don’t have things to include they should not advertise it as ‘all inclusive’. It’s not like you can go to the shop and get what you want in the middle of Yala. Also we believe the safari trip that we were supposed to pay extra as an add on should be included in the hotel rate since it’s ‘all inclusive’ as most of the luxury hotels in that area offer ‘all inclusive’ deals. Any luxury hotel would have had a little treat to welcome the guests such as a welcome drink, a fruit platter or something sweet in the room to welcome the guests but there was nothing like it. ( And we were there to celebrate our anniversary) It’s the little things that you do to take care of the guests that makes a guest feel special and welcomed. We were left feeling extremely disappointed with the care and hospitality we received. We were disappointed not because we were expecting extra but because we were expecting the usual very basic things you would be receiving from a luxury getaway. The villas were poorly maintained and the worst part is paying so much for villas with pools, the pool water was so cloudy and green even the kids refused to step into the pool. I understand you they can’t stop natural leaves and branches falling into the pool but the cleanliness of the water is different. The wardrobe had lights hanging and warped shelves which is so not expected to see in a so called luxury hotel. There was dust and cobwebs in the bath room and not to mention the look of tiles where they haven’t even cleaned up the excess grout off the tiles. The best hotel in Yala ! The place was just so beautiful, a unique concept in the jungle. The staff were so friendly and treated us so well. The food was very good and we enjoyed our holiday so much. We were given the most beautiful private villa with stunning views and the villa was just exceptionally well designed and very luxurious. We will be back soon as this was the best hotel in Srilanka. The manager and head chef Ishan Rajapaksha and prabath wijekoon were the kindest people and made our stay so memorable and special. A special thanks to them for everything from arranging the best food, to organising our spa treatments and safaris. Thank you we had the vacation.

This is hands down the best hotel I’ve ever stayed at! From the moment we arrived, everything was perfect. The room was superb—luxurious, spacious, and beautifully designed, with an absolutely stunning view of the surrounding nature. Waking up to the sunrise and ending the day under the breathtaking night sky made our stay unforgettable. The food was another highlight. Every meal was full of flavor and beautifully presented. A very special thank you to Chef Prabath—every dish was delicious and full of authentic taste. Also, a big shout-out to Ishan for his warm hospitality and exceptional service. The entire team made us feel truly welcome. The location of the hotel is unbeatable—nestled near Yala National Park, surrounded by nature and wildlife. Whether it was relaxing in the villa, enjoying the private pool, or simply admiring the view, we enjoyed every second of our stay. We had an unforgettable experience at Kotiyagala Luxury Villas in Yala from March 1st to 3rd. The villas are nestled in the forest, with the ocean nearby, and the elevated setup offers breathtaking views, complete with wildlife roaming below. We were fortunate enough to spot two elephants on the property! The rooms were spacious, well-furnished, and truly luxurious, providing all the comforts we expected. The food was exceptional; the chef prepared personalized meals and gave us special attention since we were the only guests. Although the park was closed due to heavy rain, our ranger made sure we enjoyed nature walks and had an immersive experience. Overall, it was an incredible stay, and we look forward to returning!

I visited Kotiyagala in early February 2025 and stayed for two nights. From the moment I arrived, I was taken aback by the unique layout. The entire boutique property is built on stilts, with the ocean on one side and the jungle on the other. I later learned the stilts weren’t just for aesthetics, they allow animals to move freely beneath the structure without disturbance. Unlike other nearby resorts where guests are advised to stay indoors if wildlife appears, at Kotiyagala, guests are actually encouraged to step outside (safely, of course) and observe these beautiful creatures in their natural environment. The rooms, or "villas" as they call them, are spacious, thoughtfully designed, and luxuriously comfortable. One of my favorite moments was heading up to the terrace early in the morning with a cup of Sri Lankan tea, watching the sun rise over the ocean, it was pure magic. The resort is still fairly new, but truly makes it special with it's professional team. Every staff member I encountered seemed to operate from a place of genuine passion. They took wonderful care of me, especially when it came to food. I had a lovely chat with one of the chefs, who, after learning about my love for trying local dishes, prepared some absolutely delicious Sri Lankan delicacies just for me. Evenings were another highlight. Since the resort sits deep in nature, they’ve kept the lighting subtle and mindful, which made stargazing an unforgettable experience. There’s something incredibly peaceful about listening to the sounds of the ocean, watching the moon rise, and feeling completely connected to the moment. I also noticed they’re working on a beautiful spa, I can only imagine how that will complete the experience, making this an even more perfect spot for relaxation and rejuvenation. Kotiyagala isn’t just a place to stay — it’s a place to slow down, reset, and create lasting memories. For me, it did exactly that.
