The Sullivan House

If you are looking to recharge your battery, the Sullivan property is the place to stay! Because we booked last minute, we had the opportunity to experience a one night stay in the Seaview building and then a second night in the main house. Both were delightful, but different. The Seaview building is newly renovated while the main house has all the rustic charm of its era (see pictures!). My husband and I had the most glorious three days/two nights of rest and relaxation. Both Lisa and Rosalie (sp?) were WONDERFUL hosts and we felt very welcomed. The property is right across from one of the beach access points and just a short walk to town. We both walked to town and rented the bikes available on the property. Right before we visited Block Island, we discovered that a neighbor of ours had also stayed at the Sullivan House in 2021 as a wedding guest. He raved about his stay and told us we would love it -- and he was right! We hope to get back to Block Island and would definitely stay at the Sullivan House when/if we do.

Thank you, Marina, for being one of the hardest workers I have ever known. HANDS DOWN. Year after year, you continue to ensure that every guest feels at home. Sullivan House DOES feel like it’s my home. Thank you for caring for it like I hope everyone can! Please lean on me, Linda and Marina, if you need me to help be a steward of this most-favorite-place-on-earth. I want to be sure that its magic is felt for generations beyond mine!

Pros: across the street from the beach and beach facilities, wrap around porch has great views and a nice breeze, breakfast was delicious, free beach chair and towel. We arrived 2hrs early and they got us checked in 1hr early. Cons: We stayed in the "small queen" room and they weren't kidding about it being small. The roof line being angled meant you could only really stand in 1/2 of the room too. There was only 1 window around the corner with a window AC unit which didn't circulate cool air in the room because it was awkwardly blowing into a wall over the sink. There were no towel hooks so we had to put them over the door. The finishes in the bath were low quality. The transom window over the door meant the bright hall light shined in all night. It must have bothered someone else too because someone had turned it off by the morning. The website makes it seem like there is fine dining and dinner on-site, but there isn't. The house is worn and tired. They didn't share a wifi password, so I found the router in the hall to copy the password. The 2 pieces of furniture were Ikea. Location: Great to be across from the beach, but if you don't have a car, you're paying for taxis (~$7/person/trip). There aren't sidewalks into town too, so the 20min walk isn't the safest. This place very much seems like a wedding venue that happens to rent rooms when there isn't a wedding. We stayed here only 1 night because we had the rest of the week booked at the Block Island Beach House (about the same cost) and we're glad it was just 1 night. Unfortunately, we don't recommend The Sullivan House.

You cannot beat the view and porch at this property. We stayed in room 4 which has comfortable four posted queen bed with small sofa and bath with shower. Beautiful view of New Harbor from our room. No A/C but fan and open windows kept room very comfortable. My only minor complaint would be at night the hallway light comes in through transom window over door. (I had eyeshades so this did not bother me. However, I’m sure host could cover transom with curtain ( this was done on another room.). Hot breakfast was included, served promptly and good. Staff and hosts very pleasant and responsive. Keurig machine available all day for early morning or late night coffee/tea. Note there is no WiFi at hotel or much of the island. Our Verizon cell service was sufficient. We walked most places. One mile walk to old harbor and 1.5 miles to new harbor. Town beach is directly across the street. Kayak and bike rentals very easy on property. Taxis reliable, quick service, but pricey. Minimum cost per trip for 2 was $14 to town.

Overall nice room. Property was cluttered with trucks, equipment and boats which effected the view. Room was not adjacent to the Sullivan House property, but was 2 properties over. Internet pictures were misleading. Property lacked the privacy we expected at this price.

What a location! Beautiful and peaceful view of the Harbor and the ocean. I highly recommend for a relaxing spot to enjoy a few days. Lots of walking. Really enjoyed the kayak and my daughter liked her paddle board time. First time there and the island is a charmer. We didn't bike as the island is hilly and we found driving worked for us. Glad we had our car. Staff was super nice and helpful. We had almost all good weather but it was hot and our room did not have air conditioning. Ask if this is something that matters to you.

Wonderful stay at the Sullivan House over Labor Day weekend! Best views on the island bar none and perfect location for beach access. There's nothing like watching the sunset over New Harbor from the property's wrap around deck or lawn. The daily, included hot breakfast was very good and a great way to start the day. All staff were super accommodating and made our stay very special. We will be back!!

A cozy beautiful guest house with friendly people. A wonderful porch where you can sit an admire the views. A calm place but close to all the bars and restaurants and even closer to the beach. Tasty, homemade breakfast. The only thing we missed in the evening was a mini bar and some ice.

A beautiful, comfortable, friendly place to stay on the island. Best views of anywhere I've stayed. Staff and owners are so friendly. Breakfast was delicious. Nice to have bicycles to rent. Can't wait to return!
