Beautiful tea garden in excellent location. Unfortunately the chap wasn’t wholly welcoming, we felt like we had interrupted him. We hadn’t even got to the door when he called ‘2 cream teas?’ Then offered us a place outside. Came back very quickly with ‘homemade’ scones, plonked it down and before he’d finished he said ‘that’s £15’. We hadn’t taken a bite. The jam wasn’t homemade which was a shame, and the scones tasted ok. The whole experience was disappointing. His brusque manner put us off and he never came back to our table once! Would not advise visiting-there are plenty of other brilliant places in the town.

Avoid. Found out, common knowledge in the town that 'he' has a terrible reputation; been up for sale for years-no wonder. Arrogant and insulting. Room full of faults.

We RESERVED a room here via Airbnb for a birthday treat for myself. On clicking the reserve button in the Airbnb app (which I have done many times) this usually takes you to another window to show you the total cost of your stay and commit to pay. Instead we were charged for the room instantly!! I IMMEDIATELY cancelled the booking and called the guest house first thing the next morning, only to be greeted over the phone by an extremely rude man who wanted nothing to do with the situation and refused to refund us our £130. I was devastated. Now I have read other reviews about this place, I wish I had never even clicked on thier page!

Cliff and Josephine made my stay on Exmoor very special indeed. Their lovely BnB is located right in the centre of Lynmouth right next to the River Lyn. The views from the windows are exceptionally stunning and the location couldn't be more convenient. Their Full English Breakfast was always delicious and I thoroughly enjoyed Cliff imparting his extensive local knowledge of the area. We had many interesting chats over breakfast and he always had good recommendations for places to visit. I also really appreciated Josephine's good sense of humour and how welcoming she was. For the few days I stayed in their home, I felt welcomed like part of the family. If you're visiting Exmoor, this is the place to stay!

Basil Faulty and Faulty Towers exists !! Popped in for a coffee mid morning. No menu, no prices. Basil tried to sell us a cream tea and when we declined (10.30), tried to get us to have cake. Wanted money with the order. Can I pay by card “No cash only, have you got the right money as I don’t have much change”. I got a tenner out. “You have 2 fivers there, I’ll have those as they are in short supply”. In fairness the coffee and garden were nice. We then needed a small amount more milk, so went to the white plastic chain over the door and shouted hello. Basil appeared and scowled when I asked for a bit more milk. When he returned he handed it over and said ”It’s all the same”, which I took to mean there would be graciously no additional charge. By now the other two couples in the garden were just about wetting themselves. We wished them all well when we left and they all said it was the worst service they had ever encountered. Perhaps Candid Camera (for those of a certain age) are secretly filming this. Unbelievable experience - You have to try it just for the laugh - Brilliant. English country hospitality at its very worst. Thanks for the laugh Basil. PS - Before retirement I was Customer Services Director Europe for a multi-national company so have some idea what customer service should look like.

Lynmouth, a serene haven in North Devon, offered me a memorable getaway. My hosts, Cliff and Josie, made this trip extraordinary with their warm hospitality and local insights. I can't wait to return, perhaps with more family, to share the magic of Lynmouth. Cliff and Josie's cosy home provided a comfortable retreat, complemented by delightful company. They were not just hosts but wonderful companions, sharing stories and laughter that added warmth to each day. Local Insights and Culinary Delights: Cliff's local expertise enriched my visit, guiding me to the best attractions and trekking trails. Josie's culinary skills, showcased in delicious breakfasts, made my stay even more enjoyable. Lynmouth, with its natural beauty and welcoming community, left a lasting impression. Lovely aspect, spotless room, would have preferred en suite bathroom, even though private bathroom on same landing. I stayed at top of prooerty in single room, personally found stairs a bit of a trial . Very quiet, can't comment on food as room only. Nice to have tea making facilities in room. Bed comfortable and warm. Beautiful gardens outside, well appointed for stroll to beach and village.

Dreadful & dirty. Sarcastic & rude owner; breakfast a pig-swill. Rooms faulty & unclean. Had to leave after 1 night. Access poor as was parking. No choice for breakfast and owner wouldn't speal to me personally on leaving; dodgy character; left it to wife.

A very late review, but still feel compelled. Reading the other reviews how is he still in business? We had a shabby room, but that was the best thing about it. A grubby looking owner, (during coved, soon after lockdown), tiny ensuite with no shower gel or other soaps.I asked for some and was told, 'this isnt a hotel'! (The teenage son overheard & came up to our room & offered us a shower gel..clearly embarrassed,..thank you to him!).We were put very close to another full table at breakfast, though there were other empty ones across the room. Owner wearing a mask, under his chin. He looked very unhygeinic & am surprised we actually ate the breakfast, such as it was. ( the date given above is incorrect, but unable to put earlier)
