Upstairs, you will find a primary bedroom suite (king) with a full bath. Downstairs, there are two additional bedrooms (1 queen and 2 fulls) and another full bath. Step outside onto the patio to enjoy the Solo fire pit, Napoleon grill, custom star gazer hammock, and beautiful views of the lake across the street. As our guest, you'll have exclusive access to our gated neighborhood lake entrance only a short 4-minute walk away, complete with a boat ramp and dock where you can soak up the sun and enjoy panoramic views of the water.For indoor entertainment, we have three Roku Guest Ready TVs, a Pac-man arcade, a standing Mortal Kombat arcade, record player, board games, books, & the fastest internet in town at close to 1GB! Kitchen is perfectly equipped, completely remodeled and opens up into family room. Large flat screen TV in family room and DVD player. Wifi on site. Large dining table that can sit up to 12. Two sets of sliding glass doors offer an amazing view of the lake and a huge multi-level deck. There is a bonus carport suite bedroom that everyone will fight over in the carport. Completely private with queen bed, full bathroom with shower, flat screen TV and A/C & heat. The lake facing backyard has ample seating, with two tables and chairs, chaise lounges, and couch to relax with water views! Fire pit area for camp fire and smores! Very safe part of the lake as we are on a cut to the main part of the lake. So very safe area for lounging in the water. We have fishing poles, 1 paddle boarding and 2 kayaks. Gas grill and best of all a professional smoker! The "Skinny Cow" smoker has produced restaurant quality briskets, ribs and sausage and has become legendary with family and friends. We have tons of games, puzzles, cornhole, washers and more. Please note, this is a non-smoking house. If you or your guest smoke outside, please pick up your butts. Any cigarette trash will void your deposit. We have wifi and cable. Magnificent outdoor covered porch includes large table with 6 chairs, love seat and two chairs, outdoor electric heater, two large ceiling fans, fireplace, fire pit, gas grill with rotisserie and searing, refrigerator, and garbage can . TV with sound bar, and HEOS music on 4 large speakers and sub woofer. Large deck via catwalk from covered back patio with table chairs and two lounge chairs. Lighted stairs go down to dock with lift and back yard.Kitchen has seating for 11 people at the Island and built-in table. Patio has table seating for 6 more, and deck has seating for another 6. Therefore, table seating for 23! TVs and/or sound bars, are in the media room, master bedroom, living room, and back porch. Appliances include a large refrigerator, large freezer, ice machine, dishwasher, microwave, warming drawer, wine refrigerator, wet bar, outdoor refrigerator, rotisserie and grill, washer/dryer, and blender. A finished 2-car extended garage accommodates a tall full size truck and has three Electric Vehicle (EV) charging outlets. The 3.5 bathrooms are equipped with a hair dryers. Master bath has and a 71" soaking bathtub for two and a large steam sauna for your ultimate relaxation. There is amazing fishing off our covered dock & open deck, as the channel around the corner has been on the fishing channel. Lot's of fish spawn right by our dock . We have 2 Master bedroom en-suites with built-in draws in closet and two additional large bedrooms with walk-in closets. Over flow sleeping can be accommodated in the large media room with 5 recliners and room for air mattresses. We have a professional pest control company but cannot guarantee you won’t come across some bugs or ants.* The neighborhood is amazing, but at times firework displays etc. and very quiet with families at other times. 4th of July neighborhood golf cart parade makes this a special place.* Great covered waling and biking down the street to end of peninsula and around the neighborhood.* There are security cameras at every entrance/exit facing outwards from the home, plus inside the garage. One inside camera in Living room is turned off during guest stays. Cameras and the internet may not be covered, turned off, or manipulated in any way. LOCATION This home is located 51 miles from Dallas City Limits and 18 miles from Athens, Texas. The Cedar Creek reservoir is known as a recreational lake for skiers and is also a good fishing lake for white bass, catfish and crappie. The house is equipped with high speed WiFi - 200 Mbps.PLEASE NOTE: Cedar Creek Lake is not a constant level lake, therefore water levels can vary widely depending on the amount of rain that has been received recently. As of March 28,2023, the lake is 100% full, so feel free to bring your boat or rent one at nearby Lone Star Marina. The fishing is also great right off the deck!****We are not responsible for any damage to your boat during your stay. ****There is a house under very inconsistent construction next door. Sometimes weeks go by without any work being done, so it is impossible to predict if/when there will be workers present.
