DIRECT BEACH VIEW, STUNNING Condo -BEACHFRONT CORNER UNIT condo on the 4TH FLOOR at Island Shores Condos - 2 FREE Parking passes included in your booking ($80 value!) -INCREDIBLE location - in the heart of Gulf Shores! Low density with only 59 units/6 floors. -Outdoor community pool behind the condo on the north side -Rare 3 BR, 3 full BR condo -1 King bed, 1 Queen bed, 1 Bunk (twin over full), and 1 sofa bed -Full kitchen with pots, pans, dishes, cups, etc. Dining table for 4. -TVs w/ cable in living area and each bedroom - WiFi - New floor to ceiling window sliders in the living room - STUNNING beach views - New windows in all rooms - New paint throughout the unit - New paint on the entire building *Note: Laundry in unit is washer only. There is also a full laundry room with multiple washers and dryers on the bottom floor. Items Left Behind: There will be a $50 shipping and handling fee per item for any item left behind that you wish to be returned. We will provide a tracking number within 3 days of receipt of the fee. All guests must sign a Rental Agreement after booking. You will be sent a link to click and sign. The Red Tape: Please Note: This is not a full service property. This is not a hotel that provides daily service and turn downs. Additional rules 8 Person Maximum All persons MUST BE 25 years of age or older to stay in this property (this does not include children accompanied by their parents) A damage deposit and / or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then deposit (if applicable) will be returned after checkout. Damage insurance coverage is a non-refundable fee. NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third party damages that result of your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done). - Common areas like the pool and the elevator are considered amenities and beyond our control. There will be no refunds if any communal spaces aren't accessible for any reason. - Beach equipment: There is usually a beach rental service that operates right in front of the condo that offers chairs and umbrellas. We also have a section in the master closet that holds beach items. I can’t ever guarantee what will be in there as these are constantly rotating - some of the items break, some of the items are new as guests often leave behind beach items they buy but don’t want to take home, etc. There are also beach shops all around the condo where you can get pretty much anything you need. - No refunds will be given for weather. - If any mattresses have been “wet”, loss of full damage deposit will result. - ABSOLUTELY NO SMOKING IS PERMITTED! Your security deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises. - Pets are not allowed. You will be charged $500 if you bring a pet. . Pillows, sheets and towels are provided; however, we ask that you bring your own beach towels. Soaps, toilet paper and trash liners are provided UPON ARRIVAL ONLY to cover your first night of stay. Extra items needed are the responsibility of the guest. WE SUGGEST THAT ALL MEMBERS OF A GROUP RENTING & STAYING IN THE HOME READ THIS RESERVATION INFORMATION & AGREEMENT. No check-ins before 4 p.m. Your personal access door code will work for your dates only. Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property. Conduct on the premises and compliance with City Ordinances: 1. All furniture must be kept in the house, except the outside patio/porch furniture. 2. Guest(s) shall refrain from creating any noise or sound in the house, which is disturbing to the neighbors. 3. Guest(s) shall refrain from playing any musical instrument, radio, music system, entertainment system, or television set at a volume, which causes disturbance to the neighbors. 4. Guest(s) shall refrain, and ensure his or her guests and invitees refrain, from any conduct, which a reasonable person would deem likely to annoy or disturb the neighbors while on the premises. 5. The parking lot is located behind the condo. You will receive parking passes for 2 vehicles only. 6. Abide by the Community Pool Rules. Guests must abide by all laws and ordinances of the state of Alabama, Baldwin County, and the city of Gulf Shores. You are staying at this property and using the facilities at YOUR OWN RISK. 7. All guests MUST be 25 years of age or older unless they are a child under the age of 18 AND accompanied by their parents. You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines. Guests will be responsible for any and all accidents, loss, damage, or injury caused by his or her, or anyone in their party’s negligence or willful conduct. The guest(s) liability insurance whether homeowners or other will be primary in the event of any loss or damage to the property or persons occurring at or about the premises during the term of this agreement. This includes the house, community swimming pool, and all grounds of the entire property as described in the listing. It is the duty of the guest(s), while occupying the premises, to guard against accidents and to caution all members of their party to do so. Reckless endangerment of or by any people in your party is against our policies and is not allowed. We will not be held liable for any such action. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house. EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN. Be considerate to your new neighbors! Quiet hours are from 9:30 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called, we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. Amplified sound that is audible beyond the property boundaries is prohibited. Vehicles shall be parked in the designated onsite parking area which is located behind the condo building. Please do not park on the street or block the sidewalks Wireless high-speed Internet access is available. Clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on. Absolutely no pets allowed on the property at any time. There will be a $500 charge and you will be asked to leave if you sneak in an animal of ANY kind Please do not flush sanitary products down the toilets. Turn off all lights and fans while out to conserve energy. Absolutely No Smoking in the house, on the balconies, or near any open doors or windows. If you must smoke, you must do so on the ground floor and dispose of cigarettes in appropriate bins. Follow these Checkout Procedures to Avoid an Extra Cleaning Fee: -Checkout time is 10:00 am CST. - No late check-out or early check-in. If a guest does not vacate the property by 10AM CST on their scheduled day of departure, the fee for failing to vacate is $50.00 dollars for the first half hour and $100.00 for each subsequent half hour that the guest fails to vacate the property. -Please leave used sheets on the beds. Place used towels in the bath tub. -Please DO NOT remove mattress covers.
