Situated 700 meters from a local beach and across from a lake and grassland, the property features views from the master bedroom and balcony, offering a calm and scenic setting. The property includes a large garage with a table tennis table, free WiFi, Netflix, an outdoor shower, and a Weber BBQ. It features a spacious outdoor spa, a private decked patio with outdoor furniture and BBQ, and a grassy area suitable for outdoor activities. Two split system air conditioners ensure comfort year-round. This modern, well-appointed property offers a comfortable vacation setting. Grassed area at side of house. Master Bedroom (ceiling fan) with King bed and large ensuite bathroom with shower and toilet. Powder Room. Separate toilet. Laundry (Washing machine & dryer, Iron & Ironing board). Outside access from laundry. Garage (two cars) with internal access to house. Outside - Outdoor Shower, Weber BBQ, large outdoor table (seats 8) on decking, two sunlounge chairs, powerful large modern outdoor spa. Strip of grass at the side of the property approximately 8 meters long by 2 meters wide. ------ Upstairs Split system Airconditioner (5kw) Lounge room with comfortable couches (6 seats). 50inch Flat Screen TV 3 Bedrooms all with ceiling fans and built in wardrobes. Powder room. Bathroom with bath, shower and basin. Separate toilet. ---- Complimentary Linen & Towels * Full linen is provided including bath towels. * Hand towels and face washers are provided for all bathrooms. * Doonas​, blankets and pillows are provided. * Tea Towels are provided. * Linen for porta-cots is not supplied. * Beach Towels are not provided.​ ----- The house bedding configuration. Downstairs: Master Bedroom: 1 King sized bed (with Ensuite). --------- Upstairs: Bedroom 2: One Queen size bed Bedroom 3: One Queen sized bed. Bedroom 4: Two single bunk beds (4 single beds in total). ---- Porta Cot & highchair are permenantly stored at the property as permanent fixtures and are available for your use. ---- Guests will have access to the entire property. You will have the entire property to yourself. The house is fully fenced and secure. Other things to note Guests will be sent detailed information via direct email. This will include instructions for the location of the key box and the key box code. Guests will have our contact details and are welcome to contact us at any time during their stay. ------ GUEST GUIDELINES, CODE OF CONDUCT & INFORMATION STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents) PLEASE NOTE: There is a strict NO PARTY policy. The house is located in a residential area and noise and public disturbances will not be tolerated. Guests will be asked to leave the premises without notice should noise or nuisance complaints be received or if the number of guests exceeds the number confirmed at time of booking. Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must have been mentioned during the booking correspondence. Specific information regarding the pet i.e. type/breed must be given. Please be aware that pets are not permitted on furniture or beds. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. ---- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am. Stayz/HomeAway charge a service fee. This fee is not paid to us as the owners and is a charge made independently by Stayz/HomeAway. The "Taxes" charge is the new Victorian Government 7.5% levy on short term accommodation in Victoria.
