This is the most over rated establishment we have been to in the last, 15 years! The only positives is the staff. The room we were in had 2 chairs, both were so small I think were from a childs nursery. We did,nt pay for this. Our daughter and son inlaw generously gave it as a present. If your thinking about going to this place, DONT! I don,t give reviews like this without carefully thinking, I know every business needs to make money, but this place is not what people expect for the price! Stayed on 30 and 31st november. We had drinks and nibbles at Georges Bar at Osborn House. Was a cold day but the outdoor patio was fully enclosed to protect us. Great view. Lovely lovely wine and cocktails. Food was nice. Next time I want to have dinner at Georges Restaurant because the room looks so amazing. Has a cosy fireplace. The whole venue is gorgeous.

Vastly overpriced. It feels like the whole place has been built to look good on a website but when you get there it is only meh. It has maintenance issues, the pool area was dirty and there are dead flies everywhere. The staff were friendly and hard working but clearly live in fear of the general manager, who has a quite an over-powering personality. Reading through other reviews it is clear that the management is not good here. It sounds like staff turnover is huge as the general manager said that most of the staff had only been there three weeks. Either that or he is just hiring cheap working holiday visa labour but still expects guests to pay a small fortune to stay there.

If I could rate the experience out of ten I would rate Osborn House Fifteen out of Ten. Excellent Rooms, Ambiance, Staff, Menus, Food. A Great Experience. They could not have improved on any aspect. We will definitely be coming back again. Expensive but absolutely great value.

If a property is charging $1,000 a night, guests are entitled to expect a very special experience and flawless service. In this respect we were very disappointed in the context of the high standards that the property sets for itself. The location and setting is very beautiful and the interior furnishings are of a high standard and the pool area is lovely. The room itself was pleasant but nothing special. However the service, food and ambience were all well below expectations. Staff initially appeared to be pleasant and friendly, albeit somewhat robotic, but the attitude and interaction changed very quickly when we raised service issues that were not being addressed. Staff then became distant and borderline hostile and the issues were not addressed for the rest of the stay even though we had asked to speak to management. It was only when we were checking out that I met the manager who was very rude and unapologetic and who suggested that I was raising these issues in order to secure a discount (when I had highlighted that I felt for $1000 we were entitled to expect a better service experience) . The dining experience was mixed with an enjoyable burger at the causal a la carte restaurant followed by a disappointing fine dining experience at dinner. The service staff at dinner were inexperienced and not familiar with the dishes or wines and had to be "rescued" by the restaurant manager. The food quality, variety and presentation was well below Sydney fine dining standards and the general ambience was lacking, although somewhat offset by the stunning view. This was earlier in the year when they had just opened and perhaps things have improved since then but overall we felt let down.

I can't comment on the rooms here as I have only been here to eat at the restaurant. The first occasion was a lovely lunch on their beautiful terrace, somewhat marred by a very sharp wine waiter. We had consumed a bottle of wine $160 and ordered a second one. The Argentinian wine waiter came and suggested we try an Argentinian wine which he recommended. My host said OK and I said HEY ask him how much it is! And the wine waiter said "ONLY another $100!" Needless to say we stuck with the first one. This sort of thing is what you might expect from a clip joint, not a superior and most attractive hotel in the Southern Highlands. Our bill was quite enormous enough without this sort of addition. My second experience was dinner some weeks later where three of us ordered their roast chicken. This took AN HOUR and TEN MINUTES to arrive! Quite how this restaurant might cope on a busy night beggars belief as only three tables were occupied that evening. Osborn House has quite a few things to iron out before people make the trek to spend a lot of money eating here.
