Spacious loft in the heart of downtown Knoxville! When you stay here you are surrounded by some of Knoxville’s best eateries, shops, theaters, and college football…all within walking distance! Just a 2.5 minute walk to market square! • 75-inch smart TV in the living room with YoutubeTv provided and the ability to stream from Netflix and other apps if you have accounts. • Luxurious mattresses • Fully Equipped Kitchen • Coffee pot with complimentary coffee/tea • Gym on the basement floor Sleeps 8! 2 Bedrooms, 1 Bathroom: • Master bedroom: Queen-sized Bed with 43" TV • 2nd bedroom: Queen-sized Bed with 55" TV • 2 self-inflating, 22-inch deep, Queen-sized air mattresses There is parking located at 305 W Vine Ave. We recommend using Google Maps, which will take you right to it. If you are using the Apple Maps app, you will need to continue up Vine Ave. a little bit more. The parking lot is on the right-hand side, across from the back end of the Crowne Plaza and the big Catholic church. Guests have access to the entire loft! We like for guests to have their privacy, but we live just minutes away and are available to help with any needs or questions! We absolutely love downtown Knoxville and are excited for you to experience it for the first time or help you enjoy it like you've never enjoyed it before! Our favorite restaurants in the city are located right outside our loft and can all be reached by crossing the street or taking a leisurely stroll. Knoxville's charm is on every side of you stretching from the Old City to Market Square and beyond! You are also within walking distance to the University of Tennessee and big orange football. We have a listing of our favorite spots and things to do when you stay with us in case you need any recommendations. • There will be a $50 charge if the key is lost or taken. • Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am. - You may not book if you live locally without asking for permission and letting us know why you need a place in town. - By booking with us you agree to download our app to gain access to the property. - Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave. - Do NOT open or climb out the windows. - To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes. - You understand that your check-in instructions will be sent after successfully completing the guest portal. - THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES! - Please do not bring glitter, confetti, or anything like that to any of our properties. - A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days. Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making a reservation, which will include, but not be limited to, the following: - The “Minimum Age” to rent the Property is 25 years of age. - By booking, you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made - The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property. - Check-in is from 4:00 PM until 12:00 AM and Check-out is before 10:00 AM. - If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property. - No smoking is permitted on the Property at any time. - No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. - Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer. - Events and commercial photography or filming are prohibited at the Property without our express written permission. - Use of the Property for any criminal activity is prohibited. - Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property. - Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities. - You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy. - You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Mill & Mine Venue: 3 Minute Walk Old City Drinks/Dining: 3 Minute Walk Gay Street Shopping: 12 Minute Walk Market Square: 15 minute walk NOISE ADVISORY: Please be aware that this location is next to an active train track, and it is possible that trains may pass by during your stay at any time, day or night. We do not have access to the train schedule. To help ensure your comfort, we provide a noise machine in the bedroom. However, if you are a particularly light sleeper, we also provide individually wrapped earplugs to enhance your sleeping experience. Sound proofing windows have been installed as well to provide additional sound protection and unwanted noise. We strive to ensure your stay is as comfortable as possible and appreciate your understanding. Guests will have access to the entire apartment, 1 complimentary parking pass, and keyless entry to the building. Mail/postage is not available to this unit at this time, but guests may ship items to our office for pickup during their stay if needed. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities. 6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests. a.If the property is labeled as “Pet-friendly”, pet’s are allowed and welcomed. b. In terms of "Non Pet-friendly" properties, exceptions can only be made for service animals depending on the situation after appropriate documentation has been provided. 7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events.EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS 1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in. 2) Late Checkouts: Are available on a case-by-case basis, depending on the property and cleaning schedule. Requests should be made at least 12 hours in advance of your check-out, and are subject to approval of our cleaning team, which may not be able to respond until the morning of your scheduled departure. We do have a late checkout fee.POLICY VIOLATIONS 1) Late check-out without prior approval will be charged double. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged additionally. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items. REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help! LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back but a shipping fee will apply. We are not responsible for locating left items. By booking your stay with us, you agree to these terms, ensuring a safe and responsible visit. The Condo comes with complimentary parking in a neighboring parking lot less than 3 minutes away. Professional Management is provided by the property manager throughout your stay. Our office is open Monday-Friday from 9:00am - 4:00pm, and provide after hours and weekend emergency services should you need any assistance. Furniture: This home is professionally staged by locally owned company, O.P. Jenkins. We kindly ask that you be mindful of our white living room couch and dining chairs. While they add a bright and stylish touch to the space, they are more susceptible to stains from spills and everyday use. To help keep them in great condition for all our guests, we appreciate your care in avoiding food, drinks, or anything that might cause discoloration. If any spills do happen, please let us know right away so we can assist with proper cleaning. Welcome to the property manager! A Wear & Tear fee up to $500 per occurrence will be applied for any rule violations related to pets, smoking, or parties. 8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels. Security: Ensure all doors and windows are securely locked when not present. 9) Age: Guests must be 25 years or older to make a reservation. CANCELLATIONS Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. We do have a late checkout fee of $25/hr. This fee is paid through the Resolution Center. POLICY VIOLATIONS 1) Late check-out without prior approval will be charged at $50 per hour. We may remove occupants and their belongings from the property if unresponsive, or uncooperative. 2) Excessive Cleaning will be charged at $50 per hour. We will provide proper documentation and photo evidence of excessive cleaning required. This will be applied towards unexpected cleanup of spills, stains, bodily fluids, biohazardous materials, odor remediation, etc. 3) Damaged/Missing items will be charged at the replacement cost + Labor. We will provide proper documentation and photo evidence of any Damages or Missing Items. REPORTING ISSUES Please report any issues within 2 hours of check-in to allow us the opportunity to resolve them promptly. Non-urgent issues reported after 9:00 PM will be addressed the following day. We may not be able to resolve, or provide a resolution, to issues that are not reported in a timely manner, lack sufficient documentation, or do not provide us with enough time to respond effectively during your stay. We are here to help! LOST & FOUND Please ensure you have all your belongings before departure. Items left may be held up to one week at our local office for pickup, or can be shipped back at a minimum fee of $50. We are not responsible for locating left items.
