While the mountain offers 5 peaks and 2908 skiable acres to explore, it’s the town that sets Breckenridge apart. Full of history and character, Breckenridge shares an incredibly laid-back charm that makes you feel like a local – no matter the season. Take a stroll down historic Main Street and feel the vibrant spirit of eclectic boutiques and après-ski cheer, relax fireside in a cozy café or enjoy summer afternoons on one of our many sun-soaked patios and decks. As the largest historic district in Colorado, the town of Breckenridge features a wide variety of shops, activities, culture, and attractions to entertain. Explore Breck like a local and head over to Breckenridge Brewery and Pub for some delicious eats and unique hoppy beers, or walk on over to The Hearthstone Restaurant which serves plates that include ingredients that are sourced from family farms around Colorado. Relish is another fan favorite and it prides itself on its Breckenridge roots and serves up Colorado-inspired cuisine in both classical and non-classical ways. The restaurant is frequently busy, with locals and tourists enjoying dishes such as Colorado steak, Colorado quinoa, and surf and turf. The head chef’s background in both classical and non-classical cookery gives the dishes a unique Relish twist. Wintertime in Colorado brings many opportunities for play and adventure, as well as seasonal hazards that require consideration. AWD or 4WD capable vehicles are required from November - April for all guests. Please plan your travel accordingly. *Check-out time is firm, no exceptions. A $125 charge may be applied if housekeeping is delayed due to late check-out* Guests will have access to 4 bedrooms, 4 bathrooms, and all common gathering areas in and outside of the house (there are a few doors locked off for us… Thanks in advance for respecting our privacy!) Our team is available 24/7 Please reserve after-hours calls for emergencies. • NO A/C - There is no air conditioning as the summer in the mountains is very temperate.* • This property uses a septic system - Please no trash in the toilets and no food scraps in the kitchen sink - thank you for your care and consideration! • The garage is available to guests and can hold 1 medium vehicle, but vehicles with cargo top boxes may need to use the driveway parking. *No street parking allowed, or you will be towed at your own expense* • In the living area on the main floor, there are two digital thermostats on the wall directly across from the TV - the Honeywell Basic thermostat on the right controls the fireplace. To turn the fireplace on, turn this secondary thermostat up past room temperature. To turn it off, turn below room temperature. Please keep this set at 62 when off. • Professionally Managed By Effortless Rental Group • Digital/Contact-free Check-ins • 24/7 Premium Guest Support • Please read ALL House Rules thoroughly. • Effortless provides all guests with safe and clean stays. Our practices and standards have been modified to include more in-depth, multi-point cleans after every guest checkout, ie., use of CDC compliant cleaning products, attention to high-touch surfaces and ‘hot-spots’ and social distancing. As always, we advise guests to practice hygienic vigilance when using rental properties (see: CDC Best Personal Practices). • *Please Note: No pets, no parties, and no smoking is allowed in the home. This is not a party spot! Quiet hours are from 7 PM - 7 AM. Any noise violations or complaints from neighbors will result in immediate eviction. We appreciate your courtesy.
