We stayed at Belmont House for a family get together. Our Mum was renting the lovely ground floor 1 bed apartment and we rented a room upstairs as did some other family members. It was great that we could all be together as the apartment had a welcoming sitting room and dining room which was big enough for us all. Great location just a short walk to the beach and pubs and free parking too. Recommended!

We stayed for 3 nights in the downstairs apartment. The size is great, lounge with tv, large sofa; dining room (which we didn’t use), en-suite bedroom (small bathroom with shower and sink in the bedroom), and big kitchen with plenty of facilities (microwave, aga oven, dishwasher) and utensils. Also included were tea/coffee facilities, cleaning products, small toiletries, travel ironing board and iron and hairdryer. House was clean and tidy. The house is opposite the public car park which is very handy for moving luggage) and the Dolphin pub. It’s a short walk to the town and 5 minutes to the beach. Julie was very helpful and had good communication with us as we booked last minute; the envelope with the key and parking permit (free) were waiting for us when we arrived. There are guest rooms above, but we had no issues with noise. Would stay again.

We only stayed on night, the room was clean and comfortable with some lovely little extras. A short walk to the town & beach it was perfect for a night away. With the added bonus of not having to pay for parking.

Belmont House is a bit of a gem. In the very heart of the delightful South Devon coastal town of Beer. It is literally a two minute walk to the centre of the village where a good delicatessen, wet fish shop and good pubs can be found. A five minute walk and you are on the beach. There are two very good art galleries for the art lovers. We stayed in the appartment which was very comfortable indeed, the kitchen particularly so. Great for preparing your fresh fish dinner.The free parking directly opposite was a real bonus, no need to worry about the car. All in all we thoroughly enjoyed our stay in Beer and would thoroughly recommend Belmont House.

I found it very hard to find this guest house. No one is there to greet you in, just an envelope with key in porch. Good parking in adjacent car park with no fee. It was very noisy and i was surprised having booked it as it was Adults Only, no pets. Doors banging when guests arrived, thin walls so you could hear people in their rooms.Lots of noise from people passing on the road, plus cars. Very compact shower and toilet. Well designed room though, pleasant. Handy position to the village though.

We stayed in Room 4 at Belmont House for two nights, earlier this week. We had been treated most reasonably by our hosts, as we had to cancel twice due to the heatwaves. We had been advised that our hosts would not be home when we arrived, but the keys would be in an envelope on the porch. Our first frustration was where the free parking was, as advertised on the front windows. We looked in desperation and found a private carpark off the side street….but there were no parks allocated to Belmont House. The house is surrounded but yellow lines, so we headed for the Public Carpark across the road and paid £4 for two hours. When we got to the porch there was an envelope with the keys….and a free parking voucher…so another wander to the carpark to put it on the dash. We feel we should have been given details on the phone when booking. The risers on the stairs made going up and down quite an exercise, as we are of reasonably advanced age. Our first impressions of the room was rather claustrophobic. One small window with a venetian blind. And, surprise, surprise….you could only watch tv lying on the bed. The rather uncomfortable couch was out of view. We were greeted by a bottle of wine in a bucket. Would it have been complementary? We will never know, as we did not sight our hosts at all during our stay. The reading light on one side of the bed had a very short chain. You had to get out of bed to turn it off. The bathroom was spacious, but had some frustrations. My partner is not tall and she couldn't see in the main mirror! I welcomed a bath after our trip. I got in and then wondered how I would get out….no handles! Luckily I had put the rubber mat at the end and used it to get a grip on the side! As Belmont House is a B, not a B&B, we ate at the nearby hotel and cafes. A welcome change from being in Room 4. Would we return….definitely not! Once was enough. Value for money? Not really! We have learned a lesson. As you age, only book ground floor rooms! Geoff and Mary

CONS - Not beachfront as advertised on ***********. Is situated in a side street off the main high street to the right of the Dolphin Hotel. Views are of the car park or other peoples back windows and rooftops at the back. Superior double room disappointing. Very steep narrow stairs to our room only room for one person on the landing and yet there were 3 doors to separate rooms on this landing. Walls paper thin. Water tank filling throughout night above us. Glass tops of units filthy with sticky muck and dust. Metal blinds buckled and dusty in bathroom and bedroom. Complimentary sweets were sticky and soft and inedible.Wine bucket and bottle of rose wine left looked good but bucket filthy and wine glasses rim down into the bottom of bucket in the dirt. Wine was awful. Dirty windows, DGU window handles all floppy and awkward to open. Awkward getting in and out to room when other couples trying to navigate up the cliff steep stairs at same time as we were leaving. Sun terrace and patio turned out to be a tiny area either side of the porch big enough for a small bistro table each side looking into the road and car park. Had a giggle at that. PROS - close to the Dolphin Hotel, Smugglers Kitchen which do fab food. Belmont give you a free parking permit,which you need to return on departure which is fair enough. Bedding seemed clean enough and owners are pleasant and booking in was easy and leaving keys , although their own website doesn’t give a departure time it was 10-10.30 on our *********** confirmation. Our room seemed small but having seen room 4 and how tiny their bathroom was compared to ours we were happy with the bathroom size. Bed comfortable. Ok for a mini break if you’re fit enough to get up the stairs but definitely need to review their pricing as it’s over priced.

Great to be able to be just a couple of minutes walk from all amenities in this beautiful village. Sky TV was great to have during a Test Match! Superb walks either way right from the doorstep. Thanks Nick & Naomi
