"We stayed here in September after the hotel we were booked into had to close due to flooding. What a fortunate accident for us! Anne was so welcoming and warm and we thoroughly enjoyed our stay with her. Her daughter-in-law was so friendly as well! Our room was lovely and clean, bed comfy and the cooked to order breakfast was wonderful. We came from Canada to meet with cousins and she enabled us the time and space to get to know one another. Would recommend to anyone looking for the perfect B & B!"

"Lovely warm welcome, loved traditional feel to hotel. Bedroom comfortable, every thing you would need. Good early breakfast, perfectly timed to catch the train. Well worth the price for my one night stay, and what a charming village Appleby is."

"A beautiful old manor house which has had a lot of money spent converting it into a nice 4 star hotel. Had a short walk round the garden enjoying the view from the end. Pleasant staff. Wish we had booked a longer stay. Cannot believe that this place was not fully booked. Will return."
